This seller net sheet provides an estimate for planning purposes only. Actual closing costs, prorations, title charges, mortgage and lien payoffs, taxes, association fees, broker compensation, credits, and other expenses may differ from these estimates. Your title company or closing agent will determine final settlement figures.

  • This version is designed for typical Texas residential resale transactions. It is not designed for foreclosure or REO transactions.
  • It does not account for FIRPTA withholding and does not allocate proceeds among multiple owners.
  • Title insurance estimates use the Texas Department of Insurance basic premium schedule effective March 1, 2026, with Sale Price as the policy amount, plus the Texas Title Insurance Guaranty Association fee in effect on the closing date.
  • The property tax proration uses last year's total taxes as an estimate of this year's taxes, prorated by calendar day from January 1 through the closing date.
  • Amounts are shown rounded to the nearest dollar; totals are calculated from unrounded values.
